What is a Resort Condominium?Maintaining a vacation home can be both an enjoyable time and an unwanted burden. Resort Condominium ownership solves some of the less desirable aspects by providing a maintenance service for the property so you can enjoy every minute of your leisure time. Maintenance includes the condominium association taking care of the landscaping, building upkeep, swimming pools and all other maintenance. You will have the option of having a professional housekeeping service. Instead of spending the last day cleaning and washing linens, you can spend the time with your family doing what you enjoy the most. Your condominium will always be fresh, clean and a place in which to relax. If you’re too busy to enjoy your vacation condominium, you can
have it rented on a day to day basis. Delavan Lake Resort Management will
provide this service, as part of the resort management. This is not a
time-share; you own your condominium every day of the year. How much are my monthly condominium fees, and what do they cover?The monthly condominium fee is $290. The monthly fee covers many of the costs that would be separately billed to you if this were a resort home. The Fee Covers: What other expenses are there?The condominium owners pay their individual electric bills and property taxes. What are the taxes?We have actual figures on file, but you can figure about 2% of the selling price or a little less. Can I rent my resort condominium?The rental agency has exclusive rights to rentals. How does the Rental Program work?The split between suite Owner and Hotel management is 50/50. For their share Hotel Management takes care of security, cleaning staff, reservations, supplies, advertising, all usual hotel concerns. No worry to you. There is a full time professional Group Sales/Marketing Manager who’s work brings in everything from Continuing Education classes to Family Reunions to weddings and other group events which are vital to hotel revenue. Can I use the conference room and hotel lobby for private meetings?The conference rooms can be reserved for your personal use by making arrangements with the resort management company. Yes, you can cook in the kitchen.Each condominium features a Sharp Convection Microwave Oven, the latest in cooking and baking technology. The Sharp Convection Microwave Oven can be used in baking dinners and deserts, microwaving, roasts and boils. A large griddle is also included with each condominium for convenience. There are also a multitude of available electric small appliances, anyone who feels the need to cook, can. Can I use my grill?State and local fire codes do not allow grilling on the deck or patio areas. A deluxe gas grill and picnic table are available in the backyard area of the resort. Can I bring my pet?Delavan Lake Resort is a luxury resort, for the enjoyment of all owners and resort guests; you are not allowed to bring pets. Accommodations at local boarding kennels can be made upon request. If my condominium is in the rental program – must I pay a cleaning charge after I use it?For your convenience and for the benefit of resort guests, there is a $30 (one bedroom) - $45 (two bedroom) cleaning charge applied to your account after you have used your condominium. Who owns the common area?The Delavan Lake Resort has over 30,000 square feet of lobby, pool and conference room areas. These areas are owned jointly by all of the Delavan Lake Resort owners. The developer, Delavan Grand Hotel, LLC owns the front desk, game room, piers and boat slips. Can I launch my boat at Delavan Lake Resort?Boat launching is not available at the resort site. The Township of Delavan provides public launch facilities for a fee. This launching site is located approximately one block from the resort. If I decide to be part of the rental program, what is the fee and what does it include?The Hotel Management Fee is 50% of gross revenue. The Fee will Cover: Can I moor my boat on the lakefront piers?An area on the resort pier will be provided for “tie-up” during the day. Boats can not be kept on the pier overnight. How about Boat Slips?The slips with lifts and covers on the property have been specifically assigned to suites. The annual fee to the association is $1,500. The slips we can provide at the local marina rent for $1100. Is this a good fishing or water sports lake?Yes to both. Very good and less congested than Lake Geneva. Is this classified as a time-share?No. Can I use the conference room and hotel lobby for private meetings?The conference rooms can be reserved for your personal use by making arrangements with the Resort Management Company. Can I sell my resort condominium?Yes. At closing you will receive a condominium warranty
deed which provides all of the condominium ownership benefits. |
